Property dispute

IRAC method

Analyse a property-law dispute — map the issues, applicable rules and likely outcome using the IRAC method, in minutes instead of hours

In a property dispute, the risk picture turns on how the facts stand against the applicable law and case law — the issues, the evidentiary position, the forum and the litigation costs must be weighed before a litigation or settlement strategy is set. LexCodex structures a legal assessment using IRAC, sets out the circumstances for and against each position and ties every conclusion to a legal source — each assessment grounded in verified primary sources.

Try it now

Upload the facts and case material and get a structured IRAC analysis with an assessed outcome and litigation risk in minutes.

What you get

Structured IRAC analysis

The tool identifies the issues, states the applicable rule for each, applies the rule to the facts and lands on a reasoned assessment of the outcome — each step numbered and grounded in a legal source.

Circumstances for and against

Overall and reasonableness assessments are never presented in binary terms. The tool weighs the circumstances that speak for and against each party's position and states the remaining uncertainty.

Litigation risk & procedural observations

Proper forum, limitation and deadlines, burden of proof and the evidentiary position, cost-of-litigation risk and the scope for settlement and mediation are flagged with a risk grading.

Legal sources

Links to relevant provisions and guiding case law via verified primary sources. Second-pass verification checks every cited reference against the source.

How it works

  1. Upload: PDF or paste the facts and case material (claims, correspondence, agreements, pleadings)
  2. Jurisdiction: Swedish law
  3. The analyses: Takes 1–3 minutes
  4. Get a report: IRAC assessment, assessed outcome, litigation risk and source-grounded observations

Data protection

Case material is not stored with us after analysis (Zero Data Retention). The analysis runs via the model provider (SOC 2, ISO 27001), which does not use data for model training.

Frequently asked questions

Which material can be analysed?

The facts, the parties' positions, correspondence, agreements and pleadings in a property-law dispute — lease and commercial-lease disputes, defects in property, easement and neighbour matters, leasehold, and planning- and environment-related questions. The tool structures an IRAC assessment and weighs litigation risk.

Does the tool replace counsel?

No. The tool provides a legal basis for decisions ahead of a litigation or settlement strategy — not finished advice. Assessment of evidence on the merits, damages calculation and the conduct of the litigation itself are explicitly outside its scope and are flagged as matters to refer to counsel.

Is my material safe?

Yes. The case material is not stored on our servers after analysis (Zero Data Retention). The analysis runs via the model provider, which is SOC 2 Type II and ISO 27001 certified. LexCodex does not use your data for model training.

Which jurisdiction is covered?

Swedish property-law disputes. The tool links to relevant provisions and guiding case law via verified primary sources with second-pass verification.

What does a dispute analysis cost?

All plans run Premium model with full results. Free plan gives 3 analyses per month, Pro (180 EUR/month) gives 100 analyses and Enterprise (700 EUR/month) gives unlimited analyses for 5 users.

Ready to start?

Available from the Free plan and up.
